August is a busy month for Washington, DC Landlords. Between summer maintenance, preparing for fall inspections, tenant concerns, compliance requirements, and planning ahead for the final months of the year, now is a good time to make sure your property and paperwork are in order.
This month, the DC Landlord Association is focused on property protection, compliance, maintenance, trusted vendors, and helping landlords operate more professionally and profitably.

Protect Your Rights as a DC Landlord
Being a landlord in Washington, DC means operating in one of the country's most regulated rental housing markets.
Knowing your responsibilities is important, but landlords also need to understand and protect their rights.
That includes properly documenting tenant issues, maintaining records, following notice requirements, responding appropriately to violations, preparing for court when necessary, and avoiding mistakes that can weaken an otherwise legitimate case.
This month's message: Don't wait until there is a problem to learn the rules.
Our members can reach out for assistance with landlord-tenant questions, notices, compliance matters, documentation, rental inspections, property management issues, and other landlord concerns.

Is It Time to Make Your Property Smoke-Free?
Smoking can create problems that extend beyond the tenant who is smoking.
Secondhand smoke can travel between units, generate complaints from neighboring residents, damage walls and flooring, increase turnover expenses, create odors, and potentially lead to disputes between tenants.
Landlords should consider developing a clear smoke-free policy that addresses:
Smoking inside rental units
Common areas
Hallways and stairwells
Front and rear entrances
Porches and patios
Yards and exterior grounds
How violations will be documented
How the policy will be incorporated into leases and renewals
Before changing an existing tenant's lease terms, landlords should make sure any new policy is implemented in accordance with applicable DC law and the existing lease.

🛠️ AUGUST PROPERTY CHECKLIST
Summer is a good time to address small problems before they become expensive fall and winter repairs.
Landlords should consider checking:
HVAC system and filters
Plumbing fixtures for slow leaks
Toilets and supply lines
Smoke and carbon monoxide alarms
Gutters and downspouts
Roof and flashing
Basement moisture
Signs of mold or excessive humidity
Exterior caulking
Windows and doors
Exterior lighting
Railings and stairs

Upcoming rental inspection requirements
LANDLORD TIP: Photograph completed repairs and keep invoices, inspection reports, notices, emails, and other property records organized by property.
Good documentation can be almost as important as the repair itself.
⚠️ DON'T WAIT FOR A FAILED RENTAL INSPECTION
One of the easiest ways to turn a relatively inexpensive repair into a bigger problem is to wait until an inspector identifies it.
A pre-inspection walkthrough can help identify potential problems before your official inspection.
Common areas worth checking include:
Safety • Electrical • Plumbing • Heating • Smoke/CO detectors • Windows • Doors • Stairs • Railings • Water intrusion • Peeling paint • Exterior conditions
If your property was built before 1978, lead-safe work practices and applicable lead requirements deserve particular attention when painted surfaces are being disturbed.
