Eviction Filing & Service Package — Form 1A

The DC Landlord Association helps our Members prepare, package, file, and serve the required paperwork for a residential nonpayment-of-rent eviction case in Washington, DC using Verified Complaint for Possession of Real Property — Form 1A. DC Courts identify Form 1A as the complaint used when the landlord is seeking possession based only on unpaid rent.

What We Do

We assist landlords with:

Document Review

  • Lease review

  • Rent ledger review

  • Tenant/property information review

  • Notice documentation review, where applicable

Form 1A Preparation

  • Complete the eviction complaint package

  • Prepare landlord/tenant case information

  • Organize supporting documents

  • Confirm the claim is for nonpayment of rent only

Court Filing Support

  • Prepare the package for filing with DC Superior Court Landlord and Tenant Branch

  • Assist with submission logistics

  • Provide landlord with copies of the filing package

Service of Process Coordination

  • Arrange service of the summons and complaint

  • Coordinate with a process server

  • Track service status

  • Provide proof/ affidavit of service where available
