Batten Down the Hatches: Prepare Your Property and Finish Q4 Strong
Fall maintenance. Property protection. A plan for what comes next.
October brings cooler weather, falling leaves, and the start of the final quarter of the year. For landlords, it is a good time to address small problems, prepare for winter, and review what your rental business needs to finish strong.

Roof Check: Catch Problems Before the Next Storm
When was the last time someone checked your roof? A leak may start long before a tenant notices water on the ceiling.
Arrange a roof inspection to identify damaged roofing, deteriorated flashing, drainage problems, and signs of water intrusion. Check interior ceilings and accessible attic areas for stains, dampness, or recurring leaks. Have a qualified professional inspect areas that require roof access.

Gutters: Give Rainwater a Clear Path
Falling leaves can clog gutters and downspouts, sending water toward walls, foundations, and basements.
Add gutter cleaning to your fall maintenance schedule. Check for loose sections, leaking joints, blocked downspouts, and discharge points that allow water to collect near the building. Recheck after heavy leaf fall.

Breaking & Entering: Review Property Security
Shorter days make this a useful time to review lighting and access points, especially at vacant properties and units between tenants.
Check entry doors, locks, window latches, basement entrances, and common-area lighting. Repair damaged frames, confirm gates close properly, and establish a routine for checking vacant units. Remind tenants how to report damaged locks or suspicious activity.
If a break-in occurs, prioritize personal safety, contact police, document damage when safe, and arrange repairs to secure the property.
Make property security part of your regular maintenance plan.
Oktoberfest and Fall Festivals: Enjoy the Season
Fall is also a time to connect. Whether you enjoy an Oktoberfest celebration, a neighborhood fall festival, or a simple gathering with other property owners, make room for community this October.
