As the year ends and the holidays approach, the DC Landlord Association wants to thank you for your commitment to providing quality housing throughout Washington, DC. 🏡 Trends and Developments: What Landlords Need to Know
Final Wrap on the RENTAL Act of 2025
The RENTAL Act brought major updates that continue to impact landlords and tenants across the District. These updates include changes to TOPA rules, new definitions regarding owners and tenants, and more structured procedures for court filings and eviction processes.
As you prepare for the new year, landlords should:
Review which properties in their portfolio may qualify for TOPA exemptions under the revised criteria.
Update lease templates and sale notification procedures to comply with newly defined legal terms.
Familiarize yourselves with the updated notice requirements and procedures for court hearings and eviction filings under the revised guidelines.
All members are encouraged to schedule a compliance, asset protection, estate plan & legal review before the end of the year to ensure compliance.
